The terms that show up in alerts, in plain English, and why each one matters.
Every term below is a public filing. Alefy watches for all of them, across every property and entity in your portfolio.
Assignment of mortgage
A recorded transfer of a mortgage from one lender to another. It shows who holds the debt on a property now.
CEMA
New York's Consolidation, Extension and Modification Agreement, merging mortgages into one. It changes the debt picture without a clean payoff.
Deed
The recorded document that transfers ownership. A new deed means a new owner, reported or not.
Foreclosure filing
A court or notice filing that starts the process of taking a property for unpaid debt. It is the clearest sign of distress on an asset.
Involuntary lien
A lien placed without the owner's consent: tax, mechanic's, or judgment. It encumbers the property and signals unpaid obligations.
Judgment lien
A lien created when a court judgment is recorded against a debtor. It follows the debtor to property they own.
Lis pendens
A public notice that a lawsuit affecting a property's title is pending. It warns that ownership or rights may change.
Mechanic's lien
A lien filed by a contractor or supplier who wasn't paid. It's often an early sign of cash stress on a project.
Mortgage
A recorded loan secured by the property. A new one you didn't approve dilutes your position.
Release (satisfaction)
A filing showing a lien or mortgage has been paid off. It separates live risk from history.
Sponsor
The operator or developer behind a deal. Their wider footprint drives much of your risk.
SPE
Single-purpose entity created to hold one asset or deal. It isolates liability, and hides connections.
Tax lien
A lien placed by a taxing authority for unpaid property or other taxes. It usually takes priority over other debt.
UCC filing
A notice under the Uniform Commercial Code that a creditor has an interest in an entity's assets. It reveals other lenders and obligations behind the Borrower.
